A snagging report is a thorough and detailed check list of defects identified during a visual inspection of your new home, garden and outbuildings. The report includes photos and descriptions of each snag identified. We will check the following but this is not an exhaustive list:
• External envelope to include brickwork, fencing, driveways, gardens etc.
• Doors, windows and ironmongery are installed correctly
• Kitchen units, tiling and flooring
• Bathroom suite and tiling
• All internal spaces including lofts
• Damage caused during construction or installation
• General workmanship on finishes and joinery
• Operational checks on sockets/lighting/accessories etc.
• Plumb and level checks on walls, openings etc.
• Visible checks on boiler and surrounding area
• Fire and smoke alarm test
• Appliances have been commissioned / working as expected
• Visual plumbing review
Anybody can complete a snag list and take a look at a new build home prior to purchase. The House Inspector Snagging uses his extensive knowledge, experience, equipment and tools to ensure your home is professionally inspected. We cover all aspects of your new build to ensure you are getting the dream home you deserve.
No it does not, this is a non-intrusive inspection of your new build and the majority of new builds are covered by a 10 year NHBC (similar body) warranty, although certain elements can be seen during our inspections and will be checked (i.e. loft space, fencing)
As soon as possible upon completion. Ideally before you move in as an empty property is easier to inspect but this is not a necessity, we will work with you at whatever stage you are at in your new build journey.
To date we haven’t received any negative feedback regarding our reports and the developer refusing to rectify the identified defects. There may be some initial resistance from your developer but be persistent and insist on the works being carried out in a time frame that suits you. If you are not getting the defects carried out you can involve your warranty provider, alternatively we can provide support (at an agreed cost) and deal with your developer on your behalf! Although this has not been required by any of our previous customers and could be quite a costly exercise when you already have the detailed report….. perseverance is the key!
The time of an inspection depends on your property size and the number of snags detected during our visit. As a guide a 3 bed property takes approx. 4-5 hours.
